Permits and approvals depend on who governs the address. Pinecrest, Palmetto Bay, Coral Gables, South Miami and Cutler Bay run their own building departments, Kendall is handled by Miami-Dade County, and Coconut Grove falls under the City of Miami. Every one of them sits inside the High-Velocity Hurricane Zone, so a replacement door needs a Miami-Dade Notice of Acceptance no matter which side of US-1 you live on.
The housing changes from place to place too: tight 1950s openings in South Miami, Mediterranean facades in the Gables, post-Andrew construction in Cutler Bay. Each area page covers what we see on those streets, along with the services people book most there. If your street is not listed, ask us; we will tell you straight away whether we can reach it.
