A garage door that stops, jams, shakes or hangs crooked is usually a balance, track or hardware problem, and the opener is the last place to look. The counterbalance system, either torsion springs above the header or extension springs beside the horizontal tracks, carries the weight of the door. The opener only guides it. We find which part has drifted before we touch anything.
The first test is simple. With the opener disconnected we lift the door by hand and see whether it stays where we leave it, three to four feet off the floor. A balanced door floats there. A door that drops or fights back has a spring, cable or drum fault, and a stronger opener would only hide it until the motor gives out. Then we check the rollers, hinges, tracks, brackets and weather seal, quote the repair on site and make it from the stock on the truck.

DASMA, the garage door manufacturers' association, lists a saline coastal location, frequent rain and extreme heat among the conditions that wear springs faster, and it notes that corrosion pits are where fatigue cracks can accelerate. NWS Miami's 1991 to 2020 normals put the airport's daily high at 90 degrees or more from June 17 to September 8, so a door spends most of the summer hot and wet at once. We lubricate the moving parts with a silicone-based spray and fit coated or sealed parts when something is replaced.
