Coconut Grove is about four miles northeast of our office, up US-1. It is a neighborhood of the City of Miami, annexed in 1925, so City of Miami rules apply rather than a village's or the county's. It is the oldest continuously inhabited neighborhood in Miami, and its name dates to a post office opened in 1873.
Housing in the Grove is a mix of old and new. Of the 17,933 homes in ZIP 33133, about 18 percent were built before 1950 and 25 percent in 2000 or later, about a quarter are in buildings of 50 units or more, and only about 35 percent are single-family detached.
The City of Miami's Coconut Grove Neighborhood Conservation District, NCD-3, exists to preserve the neighborhood's heavily landscaped character and tree canopy. Its single-family rules, adopted in 2010 as part of Miami 21, say garage doors more than nine feet wide are not allowed, and a street-facing garage on new construction or an addition must sit 20 feet behind the front wall of the house.
