Cutler Bay is the farthest town we serve, roughly eight miles south of the office on US-1. Voters approved its charter and chose the name on November 9, 2005, and it became the county's 35th municipality. The town runs from SW 184th Street south to SW 232nd Street, just short of Black Point Marina.
Hurricane Andrew is part of the town's origin story. It came ashore in August 1992 at Fender Point in Biscayne National Park, a few miles south, and the National Weather Service in Miami shows the Lakes by the Bay subdivision destroyed in its record of the storm; the push to incorporate began in 2002 partly out of the recovery. The housing is the newest of our seven areas: a median build year of 1984, 33 percent of its 15,074 homes dating from 2000 or later, and 2000 to 2009 the largest decade at about 26 percent.
Newer homes mean newer rules. Doors built to the Miami-Dade wind code carry an approval label on the track, bottom angle or inner panel. Cutler Ridge, a coral ridge about 14 feet high here, shelters the land to its west, while land east of it is subject to storm surge, and the town's canals and lakes fill during the rainy season.
