New Garage Door Installation

Doors with a current Miami-Dade product approval, installed to the anchoring and bracing that approval specifies.

A replacement garage door in Miami-Dade County is a code decision as much as a style decision. Miami-Dade and Broward make up the Florida Building Code's High-Velocity Hurricane Zone, and the county's Product Control Section accepts doors through a Notice of Acceptance. Each notice names the exact door, its design pressure in pounds per square foot and its missile impact rating, and the door must carry a permanent label with the approval number on the side track, bottom angle or inner panel.

We help you choose among listed doors for the house: steel or insulated, raised-panel, flush, carriage-house or full-view, with the windows and color that suit the architecture. We install the complete system, with new tracks that belong to that door, springs sized to its weight and the anchors and reinforcement named in the approval documents. Before ordering we confirm with your city or county building department whether a permit is needed.

When Replacement Beats Repair

  • Sections cracking, delaminating or rusting through
  • A door that predates the current wind-load rules
  • Repairs piling up on a door at the end of its life
  • A garage that is an oven by mid-morning in summer
  • A door that no longer suits the house after a renovation
  • Bent tracks and sections that no longer fit together

🌊 The Biscayne Bay Factor

Wind is the design driver. After Hurricane Andrew in 1992, post-disaster studies noted that many garage doors had been forced open by the wind, which let pressure build inside homes, DASMA reports. A door is pushed in and pulled out, so both a positive and a negative design pressure rating matter, and DASMA says the attachment of track and jamb to the building is as critical as the door. The listed rating, the label, the anchors and the permit all have to line up, so we install to the approval and not to a catalog picture.

How a Visit Goes

Step 1

Measure and match

We measure the opening, headroom and side room, note the existing opener, and check the wind and permit requirements for your address.

Step 2

Choose a listed door, one exact quote

You pick from approved doors and approve one price on site before any order is placed.

Step 3

Install to the approval

New tracks, springs sized to the door's weight, and the anchors and reinforcement named in the approval documents.

Step 4

Balance, label and test

We balance the door, confirm the approval label is in place, and test travel and reversal with you watching.

New Garage Door Installation — FAQs

Does a new garage door in Miami-Dade need a Notice of Acceptance?
Doors used in Miami-Dade are approved through a Notice of Acceptance issued by the county's Product Control Section, and a copy must be available at the job site for the building official. Each notice names the exact door, its design pressure and impact rating, and requires a permanent label on the door. Ask for the NOA number before you order.
How do I read the wind rating on a new door?
A wind rating is the pressure a door has been tested to resist, written as a design pressure in pounds per square foot. Positive pressure pushes the door in and negative pressure pulls it out, and DASMA says both matter because a door can be blown in or pulled out of its opening. Track and jamb attachment to the house matter as much as the door.
Do I need a permit to replace a garage door in Florida?
Permit rules are set by each city or county building department, so ask yours before ordering. Pinecrest's permit FAQ lists installing new windows and doors among work that needs a permit, and both Pinecrest and Palmetto Bay tell owners to call their building department when they are unsure.
Is an insulated garage door worth it in South Florida?
It is when the garage is used as a workshop, gym or storage space. NWS Miami's 1991 to 2020 normals put the airport's daily high at 90 degrees or more from June 17 to September 8, and an insulated door slows how fast that heat reaches the garage. We show the options on site.
